Warning Signs Your Roof is at Risk

A strong roof over your head is vital if you have a habit of living in a cozy, warm, and leak-free home. How to identify and fix potential problems before they become serious.

1. The 25th anniversary of the construction of your roof is fast approaching.

According to Claude McGavic (executive director of The National Association of Home Inspectors), asphalt shingle roofs should last between 20-30 years. Even if your roof appears to be in good condition from the ground it could have problems if it is older than 40 years.

The lifespan of your roof will determine how long you have. It could be five to ten years. It may be a sign that your neighbors are replacing their roofs with Marietta roofing company.

2. The shingles are beginning to curl.

Two types of shingles can curl: cupping occurs when the edges of shingles bend upwards and clawing occurs when the edges are flattened and the middle rises. These are signs of weathering and can indicate that there may be leaks.

What length of time you have: It depends on how long you curl. You may need a new roof in as little as one year.

3. There are missing shingles in their entirety.

Functionally, it should not be a problem to replace a few shingles here or there. Graham says that it is almost impossible to find a new color shingle for an old one. "The colors of granules are changing dramatically over time. As they age, their hues also change significantly.

What time you have left. You can patch until a bigger problem arises, but roofs that look like a checkerboard to customers will often require replacement.

4. The shingles have cracked.

Wind damage is usually the cause of cracked shingles. You can replace shingles if only a few are cracked.

What time you have left: The device may need to be replaced within three to five years.

5. Granules are found in the gutter.

There's nothing to be concerned about if you have just installed a new asphalt roof and notice granules in your gutters. These are not excessive, loose granules. If it has been more than 10 years, this is a sign that there is a bigger problem. Once the granules start to break apart and the shingles start to bake, the quality of the product will rapidly decline.

What is your remaining time: McGavic believes that shingles are about halfway through their life expectancy if you don't have new roofing.

6. The shingles have been covered with algae or moss.

There's no reason to worry. McGavic says that it's not a problem of aesthetics. Some people may choose to replace their roofs because they don't like the look. However, many new shingles are resistant to algae. Do not attempt to fix the problem by power washing the roof or scraping the algae off. "This is a great technique to remove all granules and make your shingles usable again.

What time do you have? As long as your eyes can bear it. Use a mixture of 1 part bleach and 1 part water to remove algae and moss. You can also try zinc strips which can be placed at the roof peak and gradually solve the problem.

7. Through your attic window, you can see the sun.

This is not a good sign. If there is enough light, rain, cold air, and snow can all enter. Check the area for water stains and light.

The extent of the damage will determine how long you have to wait. Therefore, consult a professional. Although small leaks can be repaired, larger leaks and structural damage may require a roof replacement.
